Richard looked up from his negotiations notes with a smile. “Boy, these negotiating strategies are filled with a lot of common sense. These ACRE-system checklists and rules make it easy.”
“That’s what they’re designed to do. All right, when are you going to try out these tactics?”
“I’ve already thought of that. I completed the due diligence on a duplex in that transition neighbourhood I told you about and the numbers look great. I found it in a for-sale-by-owner ad in the newspaper while I was waiting to meet my banker to talk about the first deal. So I’ll be sitting down with the vendor tomorrow after work. I can hardly wait to try this approach. Emma didn’t get to see the first property, but she’s excited about being involved with the second one. Wait until she sees me in action with these negotiations!”
I nodded in agreement. “I think that’s a great strategy. Make sure only one of you negotiates with the vendor over price and terms; that way the vendor won’t feel ganged-up on. And you know what might happen? Emma might end up finding more properties than you because she can devote more time to it now that her work hours have been cut back. That’s a huge opportunity for both of you!”
