I have written this book in an effort to help you understand the REIT industry and the dynamics pertaining to REIT investments. I have also tried to explain why REIT stocks have been very good investments during most of the past 50 years. But the book would be incomplete if it didn't also dedicate a chapter to what can go wrong from time to time. Alas—no investment is risk free (except perhaps T-bills, which often don't provide any meaningful return).
