19. What Does It Take to Get Approved?

Before we get in to the rules and regulations for loan approval, here’s a peek at what goes on behind the scenes—an actual conversation that took place this week between a loan officer, the account executive for the wholesale lender, and the underwriter. And by the way, this is the stuff you’ll never read about in books written by ghostwriters for “big names” because they’ve never worked behind closed doors themselves. They’re as clueless as the public, if you don’t mind my saying so.

Anyway, I’m the loan officer for a refinance and we’re at the stage of final review and approval, just before going to draw the loan documents for signing. I get a call from the account executive at the wholesale lender.
