BIM is an abbreviation of the term Building Information Model, and the concept is based on a single building model. The model contains all the design and quantitative information. Analytical tools are available to be used on the model, e.g. the cost of that specific model in square metres, the lifetime cost of the building, heat loss and gain predictions, bill of quantities and specification data, and so on. BIM allows us to test the physical reality of a building in a virtual environment.

It is a powerful concept: when you make a revision to the building model, such as window types, the model is able to re-cost the scheme. The model will also update and re-annotate any drawings automatically.
